APPOINTMENT

James Gibb Property Management Ltd is normally appointed to manage (also known as “factor”) the common parts of a residential block, development or estate by the group of owners within.  It is normal for a block, development or estate to have a legal document known as a Deed of Condition which details how the common parts are to be managed on behalf of all owners.  The Deed of Condition also details how to appoint a property manager to your property, but if required, we would be more than happy to assist and advise you on your particular circumstances.  

 
OUR SERVICE 

James Gibb Property Management Ltd takes pride in providing management services to some of Edinburgh’s most prestigious residential addresses and some of Edinburgh’s largest developments and estates, but the main criteria, no matter size or location, is that there is a willingness from the majority of owners to maintain their properties in good condition. 

Our service includes dealing with the repair and maintenance of the property and associated grounds, supervision of staff or contractors and providing administrative  services to the individual Proprietors’ Associations. 

We offer one of the lowest ratios of properties managed to property managers employed thereby ensuring we provide a more attentive service..

 
 
Some key points on our service: 

 

n We carry out all necessary maintenance promptly.                                                              
n We inspect your development at least once a month.
nWe provide each development with a private login "Noticeboard" area on our website.
nWe attend Committee and Annual General Meetings where secretarial services can be provided.
nWe carry out regular checks on your maintenance contractors.
nWe only factor developments in Edinburgh and the Lothian's thereby providing a local service.
nOur computerised invoices are issued on a regular basis and we pursue all arrears promptly.
nWe do NOT charge for providing 24 hour emergency telephone numbers.
nWe do NOT charge for attending Committee Meetings and AGM`s 
nWe do NOT take commission on placing your Building Insurance Policy.
nWe do NOT charge you an Apportionment Fee when you come to sell your property.
nWe do NOT charge you for all normal photocopying and stationery. 
 

 

 

OUR ACCOUNTING SYSTEM

We also provide an open accounting system which gives full details on each Owners quarterly invoice, showing any opening balance, any payments made since the last quarterly invoice, all current items of expenditure and then a final summary with the current balance due.    

This therefore gives each owner a complete picture off all financial transactions affecting their property on a quarterly basis. A sample copy of one of our invoices can be viewed here.
 
WEB NOTICEBOARDS

We also provide each block, development or estate with a private noticeboard area on our website. Owners can login and access various details of their block or development and obtain up to date information on any ongoing works or future meetings etc.
